New home warranty – Public registries

Search warranty coverage of a home or the licence of a residential builder.

Property registry

The New Home Buyer Protection Act requires builders to provide home warranty coverage for all new homes built in the province.

Homeowners, builders, real-estate professionals, and financial institutions can search the property registry for warranty-related information, including:

  • property address
  • name and contact information of the warranty provider
  • name and contact information of the residential builder
  • if a home has warranty coverage, and if so, when the warranty coverage started

Homes where the building permit was applied for on or before February 1, 2014, will not appear in the registry. Legislated warranty requirements were not in effect at that time.

Before the New Home Buyer Protection Act, some new homes in Alberta were built with warranty. If your home was built prior to the legislation, check your purchase documents for information.

Files in process or not yet approved will not appear in the registry.

Builder registry

Information about licensed residential builders is available on the Public Registry. The builder registry is an online source for researching licensed residential builders.

Municipalities, warranty providers and consumers can use the registry to find out who is licensed to build new homes.

The directory provides information about residential builders, including:

  • builder name and contact information
  • licence status and class
  • directors of the company (referred to as “Persons in Control”)
  • other associated building-related companies
  • any enforcement actions under the New Home Buyer Protection Act
  • number of properties constructed in Alberta since February 1, 2014
  • location of homes built since February 1, 2014
  • any previous licence(s) held

The registry contains information about residential builders who have applied for and received an Alberta builder licences. The following will not appear in the registry:

  • builders who do not currently have an Alberta builder licence
  • builders whose applications are under review
  • builders whose applications have been denied

Builders whose licences have been suspended or cancelled will appear in the registry with a licence status of suspended or cancelled.

    Use Google Chrome when searching the property registry. Not all results will display correctly in other browser types.

    1. Enter information in the fields provided. A user can search by any of the following criteria:
      • civic address
      • rural address
      • Alberta Township Survey (ATS) System number
      • lot/Block/Plan
      • Land Identification Number Code (LINC)
      • New Home Buyer Protection System (NHBPS) Application ID
      • New Home Buyer Protection System Unit ID
      • builder
    2. When all available information is entered, click the Search button.
    3. The registry will return a list of results in a table at the bottom of the page.
    4. Click on one of the results to see more information about the property.

  • Homes built prior to December 1, 2017

    Builder licensing was implemented on December 1, 2017. If your home was built prior to December 1, 2017, or if the building permit was obtained prior to December 1, 2017, your builder was not licensed at the time of building your home.

  • Renovators

    A renovator does not need a residential builder licence unless the renovation results in 75% or more of the home being new construction.

    There may be other licence requirements for renovators, such as a municipal business licence or a prepaid contracting licence.
