Service fee - Condominium Dispute Resolution Tribunal

To fund the Condominium Dispute Resolution Tribunal (CDRT) long-term, condominium corporations are required to pay an annual $9 per unit service fee.

Overview

The Condominium Dispute Resolution Tribunal (CDRT) was created to provide an efficient, more accessible and affordable alternative to courts when resolving condominium-related disputes. Condominium corporations must pay an annual service fee of $9.00 per unit, which was established to fund the CDRT.

Details

  • Tribunal Service Fee Notice

    Condominium corporations will receive a Tribunal Service Fee Notice annually. This is an invoice outlining how much the corporation is responsible to pay to the Government of Alberta. The notice is sent to the address for service registered with the Land Titles Office for each corporation.

  • Determining Number of Units

    When a condominium is built, the developer files a condominium plan with the Land Titles Office. This plan identifies the number of units that will be built.  The Land Titles Office then creates a separate legal title for each unit listed on the plan.

    The total number of titled units is based on the original registered plan, plus any later registered changes, such as redivisions, consolidations, amalgamations, or court orders.

    You can check the unit count on the Condominium Additional Plan Sheet (CAD) at SPIN2 or ARLO.

    The CAD sheet lists registered changes that affect the unit count, such as redivisions, consolidations, amalgamations and court orders. If there are no later registrations, you can review the original condominium plan and its unit factor table.

    A space counts as a unit if it has its own legal number and unit factors. Spaces marked CS (Common Space) are common property and do not count as units. 

  • Calculation of Tribunal Service Fee

    The corporation pays $9.00 each year for every titled unit, including parking, storage, commercial and residential units. For example, if a condominium unit, parking space and storage locker each have their own legal title, the corporation pays $27.00 per year for those three units.

    Check your notice

    Review the number of units in the notice and confirm whether it matches the number of titled units that belong to the condominium corporation.

    • The unit count includes all titled units, not just residential units.

    Request verification

    If you believe that there is an error in the number of units in the notice, you can request a verification of the unit count total against Land Titles records.

  • Exemptions

    Condominium corporations are exempt from this fee if all units in the condominium are owned by the same owner or group of owners.

    A corporation can request this exemption from the Tribunal Service Fee by email to [email protected].  Upon receiving a request for exemption, the titles associated with the corporation will be reviewed and an exemption granted, if applicable.

    Because title can change at any time, a corporation will be required to request an exemption annually after receiving the Tribunal Service Fee notice.

  • Payment of the Tribunal Service Fee

    Payment must be made annually in full on or before December 31. Payments can be made online or by cheque. 

    You can pay online by logging into the Condominium Registry Service.

    If paying by cheque, it must be payable to the Government of Alberta and include the condominium corporation number.

Condominium Registry Service portal

The Condominium Registry Service (CRS) portal allows condominium corporations to review the condominium’s unit count against Land Title records and pay the tribunal service fee online.

Changes to Registration of Units with Land Titles Office

Changes made to the unit count for the Tribunal Service Fee notice will not change the official records held by the Land Titles Office. To officially change a condominium corporation’s unit count registered with the Land Titles Office, the corporation must follow the appropriate Land Titles process and may wish to consult a lawyer.
