Seniors Lodge Modernization Program

Partnering to build and modernize seniors lodges for communities of need.

Overview

The Seniors Lodge Modernization Program aims to bring together partners from public and non-profit organizations to provide modernized lodges for seniors where they are needed most. This provincial investment will enhance the quality, safety and longevity of seniors housing across the province.

Funding

Seniors lodges may receive a provincial contribution of up to 1/3 of the total eligible capital project cost to modernize, redevelop or build new.

The provincial contribution may be in the form of:

  • capital grants
  • land or buildings
  • transfer of long-term lease of a government-owned asset

Eligibility

Construction type

Construction types are:

  • modernization of an existing seniors lodge
  • redevelopment on the existing site involving demolition and new construction of a seniors lodge
  • new construction

Eligible costs

Eligible costs are:

  • land acquisition
  • permits, re-zoning and development
  • professional consulting fees
    • including: architectural, engineering and other professional disciplines with the qualifications and experience necessary to deliver projects of this nature
  • construction material and labour for new units, or the purchase and renovation of existing units and the conversion of non-residential space to residential units
  • demolition of units for reconstruction
  • appraisal, geotechnical testing, building condition assessments and legal fees as needed
  • insurance and bonding
  • required professional reports
  • site improvements such as landscaping
