Changes due to COVID-19

In response to the current situation, Land Agents Licensing has taken the following actions to ensure the health and safety of Albertans, and to continue to provide delivery of service:

  • All in-person service at Land Agents Licensing Office is suspended until further notice.
  • License applications should be submitted to Land Agents Licensing via email.
  • Application fees should be made electronically through the Government of Alberta eServices Payment Gateway.
  • Application processing times may increase as it may take additional time to review and approve licenses.
  • All Land Agent Licensing Examinations are suspended until further notice.

Eligibility

A person can apply for a permanent land agent licence if they:

  • have held an interim land agent licence for a minimum of 12 consecutive months
  • pay the licensing fees (Schedule 1, Land Agents Licensing Regulation)
  • have completed the legislated practice requirements:
    • the Land Agents Licensing Distance Learning Course
    • the legislated number of negotiations and/or
    • any conditions that were imposed by the Registrar of Land Agents

How to apply – Permanent land agent licence

Step 1. Complete the Land Agents Licensing Distance Learning Course

The Land Agents Licensing Distance Learning Course may be completed before or during the interim land agent licensing stage.

To register for the Land Agent Licensing Distance Learning Course please contact Land Agent Licensing at [email protected] or by phone at 780-415-4600.

You must pass the course with a grade of 70% or greater.

Step 2. Hold an interim land agent licence for an approved period of time

An interim land agent can apply for a Permanent Land Agent Licence after working for at least 12 consecutive months under a training agreement.

If a conditional license is granted, an applicant may have to practice longer, for example 18 months, 24 months.

Step 3. Submit a performance evaluation(s) completed by the trainer(s)

The interim land agent’s trainer must file a performance evaluation with the Registrar of Land Agents using the following form:

Include the following documents in your application package:

  • application form
  • performance evaluation(s) completed by the trainer(s)
  • a copy of proof of completion of the Land Agents Licensing Distance Learning course
  • if applicable, proof of completion of any conditional requirements
  • $100 application fee (more information below on how to pay fees online or by mail)

Step 6. Pay the application fee

The $100 application fee can be paid as a cheque or money order made payable to the Government of Alberta.

Step 7. Take an exam

If your application is approved, you will be contacted to schedule a suitable date and place to write the Permanent Land Agent Licence exam. You must pass the exam with a mark of 70% or greater.

Currently, exams are held every first and third Monday of the month in Edmonton and every second Wednesday of the month in Calgary (subject to change).

  • each exam re-write costs $100
  • you must wait one month before rewriting the exam and three months for second rewrites

Renewals

A permanent land agent licence expires 2 years after the date of issue. Requests for renewal have to be received 2 to 3 weeks in advance to allow for vetting and processing times.

On January 1, 2021, we will replace the Guidelines – Qualifications for Renewal of a Permanent Land Agent License with a new, updated version.

From January 20, 2020 to January 1, 2021 there will be a transition period to help applicants meet the new continuing competency guidelines.

Applicants with a license expiry date before January 1, 2021 (including new or returning applicants who apply or re-apply) may follow either the updated 2020 guidelines or the 2008 guidelines.

Applicants with a license expiry date after January 1, 2021 (including new or returning applicants who apply or re-apply) must follow the updated 2020 guidelines.

Reinstatements

A permanent land agent licence may be reinstated if:

  • it has expired less than 12 months after the date of expiry
  • it has expired more than 12 months and less than 36 months after the date of expiry; the applicant must write and successfully pass the permanent land agent licence exam

For permanent land agent licences expired more than 36 months from expiry date, an applicant must requalify prior to being approved to write the permanent land agent licence exam. In addition:

  • The applicant may be required to provide additional information to Registrar of Land Agents.
  • The Registrar of Land Agents may impose other conditions up to and including commencing from the interim land agent licence.
