Permanent land agent licences

Apply, renew, reinstate or replace a lost permanent land agent licence.

Eligibility

*Note, the requirement is waived for interim land agents to complete the Land Agent Licensing Distance Learning Course (Registrar’s Course) before applying for their permanent land agent licence, until a new course is developed.

A person can apply for a permanent land agent licence if they:

  • have held an interim land agent licence for a minimum of 12 consecutive months
  • pay the licensing fees (Schedule 1, Land Agents Licensing Regulation)
  • have completed the legislated practice requirements:
    • the legislated number of negotiations and/or
    • any conditions that were imposed by the Registrar of Land Agents

How to apply

Step 1. Complete the Land Agents Licensing Distance Learning Course

*Note the requirement for this course is waived until a new course is developed.

Step 2. Hold an interim land agent licence for an approved period of time

An interim land agent can apply for a permanent land agent licence after working for at least 12 consecutive months under a training agreement.

If a conditional licence is granted, an applicant may have to practice longer, for example 18 months, or 24 months.

Step 3. Submit a performance evaluation(s) completed by the trainer(s)

The interim land agent’s trainer must file a performance evaluation with the Registrar of Land Agents using the following form:

Timelines

Submit a permanent land agent licence application at least 6 to 8 months prior to your interim land agent licence expiry date. If your interim licence is close to expiring, renew it while waiting for your permanent land agent licence, to avoid being without a licence.

Step 5. Submit your application package

Include the following documents in your application package:

  • application form
  • performance evaluation(s) completed by the trainer(s)
  • a copy of proof of completion of the Land Agents Licensing Distance Learning course*
    • Note, the requirement for this course is waived until a new course is developed.
  • if applicable, proof of completion of any conditional requirements
  • $100 application fee (more information below on how to pay fees online or by mail)

Step 6. Pay the application fee

The $100 application fee can be paid as a cheque or money order made payable to the Government of Alberta.

Step 7. Take an exam

If your application is approved, you will be emailed to schedule a suitable date and place to write the Permanent Land Agent Licence exam. You must pass the exam with a mark of 70% or greater.

Currently, exams are held every first and third Monday of the month in Edmonton and every second Wednesday of the month in Calgary (subject to change).

  • each exam rewrite costs $100
  • you must wait one month before rewriting the exam and three months for second rewrites

Renewals

A permanent land agent licence expires 2 years after the date of issue. Requests for renewal must be received at least 2 to 3 weeks in advance to allow for processing times.

To renew a permanent land agent licence, applicants are required to spend at least 14 hours in one or both of the following activities in the previous 2 years:

  • attending courses, seminars, or conferences
  • serving on a committee or board that carries out activities relevant to land agent work.

Be aware a maximum of 4 hours only may be claimed for safety hours regardless of how many hours or days attended.

Activities must be within the 2 previous years from a permanent land agent’s expiry date.

Supporting documentation is required for board and committee work.

Reinstatements

A permanent land agent licence may be reinstated without rewriting the permanent land agent exam if the licence is expired less than 12 months after the date of expiry.

If a permanent land agent licence is expired more than 12 months but less than 36 months after the date of expiry, the applicant must write and pass the permanent land agent licence exam before the licence is reinstated.

For permanent land agent licences expired more than 36 months from expiry date, an applicant must requalify prior to being approved to write the permanent land agent licence exam. In addition:

  • The applicant may be required to provide additional information to Registrar of Land Agents.
  • The Registrar of Land Agents may impose other conditions up to and including commencing from the interim land agent licence.

Lost licence or name change

If you lose your licence or require a name change on your existing licence, call or email Land Agent Licensing to obtain a replacement licence.
